Carolina United Realty Property Management advertises your property on over 30 websites such as, HotPads.com, Rentals.com and Realtor.com. Our tenant applicants pay for their own credit check, criminal background check and national eviction search using our new high tech software right from this site. You pay only 8% of the monthly rent and only after the property is rented. You pay no up front fees. We provide you with WORRY FREE property management designed to protect, maintain and increase the value of your greatest investment, your property.
- We do NOT charge a separate marketing fee for managed properties. We pay all advertising charges from our lease/finder’s fee.
- We are a TransUnion approved credit partner which means they process our tenant applications based on credit, criminal, sex offender and past eviction federated searches. Our firm can also submit delinquent ending balances to TransUnion directly which means the delinquencies will be posted against their personal credit without the need for a public court judgment.
- We ensure all showings are Agent assisted. No property access is granted unless the prospective tenant is accompanied by a licensed Agent.
- We show your property not only during the week but on weekends, too.
- We use security code lockboxes on each property so that other Realtors® / Agents do not have to sign out a key at our office. Signing out keys is a deterrent to Realtors® / Agents and, in many cases, they will not show your property due to the extra time and gas required to pick up a key and take it back to the office.
- We are members of the North Carolina Association of Realtors ( NCAR ), the Property Management Division ( PMD ) Licensed as Brokers in NC and SC. The NC National Association of Residential Property Managers ( NARPM ), Carolina Multiple Listing Service ( CMLS ) Member, Better Business Bureau (BBB) and Angie's List.
- We disburse funds between the 20th and 24th of each month and not 30 days after it is collected
- We use a third-party showing service so no appointments are missed. Outside Realtors® can call this service to obtain showing instructions and to schedule a showing appointment.
- We pay our owner's via an electronic payment gateway at NO charge. While we know you will prefer this method over a hardcopy check sent by the U.S. mail, this mandatory for all of our owners. There is no cost to you for the e-payment gateway service. Setup is very easy. Owners log into their online portal and enter their account information. This process is completely secure and utilizes the same data encryption processes as banks use for these kinds of transactions.
- Tenants can log into their tenant's portal and pay their rent on line.
- We offer an Owner’s portal so you can log-in and see your latest monthly management statements and make updates to your account (i.e. update your contact information and banking information) . Your Tenants also have a portal through which they can pay on-line and submit necessary repair requests.
- We do not manage home owner associations (HOAs.) We have built our management expertise around upscale single family homes, condominiums and town homes.
- We provide Error & Omissions (E&O) insurance that covers all of our managed properties at no additional cost to you.
- We co-broker with 7,000+ Realtors® in the Greater Charlotte area and pay them generous commissions for bringing us a renter in which we pay the commissions – not you!
