Tenant Procurement is an option with our firm. We will diligently advertise your home on the MLS and on a dozen popular rental websites, place a lockbox on the door, monitor appointments with documented feedback, and all prospects are accompanied by a licensed agent during tours. We will find you a qualified renter to self-manage, that will be properly screened for your approval. Once a tenant is approved, we will prepare the lease for both the tenant and owner's execution. We then collect the first month's rent (prorated if a partial month) as well as a full security deposit (one month's rent.) A fee equal to one (1) month's rent or a minimum of $1000.00 is charged to the owner for this service. This fee will be deducted from the collected rent. If partial rent was collected, we will then disburse the remainder of the funds, as well as provide the owner with a copy of the lease, tenant application, the screening results, rental verifications, a property condition checklist( tenant will fill this out and return to you), key form and any other information pertaining to your tenants screening process.
